The proposed plan comprises the development of a high-quality industrial estate arranged around a central internal road network, providing a total of 32 industrial units of varying sizes to accommodate a range of business occupiers.

The site is accessed from the main entrance off the A3058, allowing for efficient vehicle circulation throughout the development. The internal road layout has been designed to facilitate safe and convenient movement for cars, service vehicles, and delivery traffic, including articulated vehicles where required.

The units are arranged in a series of terraced blocks, carefully positioned to maximize operational efficiency while maintaining good separation distances and attractive landscaped settings. Unit sizes range from smaller starter units to larger industrial units, providing flexibility for different business needs.

Each unit is served by dedicated on-site parking and service areas, with loading doors positioned to allow efficient servicing directly from the estate roads. In addition to individual unit parking, the plan includes a substantial area of indicative parking located toward the southern part of the site to support overall parking demand.

Landscaping forms a key element of the proposal, with perimeter green buffers, tree planting, and landscaped strips integrated throughout the site. These features help soften the built form, enhance visual amenity, and provide a clear separation between buildings, parking areas, and access roads. Existing site features, including the heritage building, are retained and sensitively incorporated into the overall layout.
